Seminole County, FL – Market Sales Statistics for June ‘08

The following are the market sales statistics for Seminole County, Florida for June 2008. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Additionally, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

281 homes sold during the month of June.

The average sales price, which is the total sold volume divided by the number of homes sold is $310,662 with 154 days on the market.

The median sales price, which means that 50% of the homes sold for more and 50% of the homes sold for less, is $255,000.

seminole county floridaThe most expensive home sold for $1.55M and was on the market 257 days. It was a 4 bedroom, 5½ bath, 3-car garage gated golf front home in 4957sf in Longwood on .50 acre of land in a gated and manned community. This Tuscan Villa was completely gutted, expanded and renovated in 2006 with travertine, stone and hardwood, a heated swimming pool and spa, stone fireplace, wine cellar, hand carved beams, outdoor kitchen, etc. The community offers a swimming pool and tennis courts with an HOA of $572.36/quarter.

seminole county floridaThe least expensive home sold for $60,000 after 32 days on the market. It was a bank-owned 3 bedroom, 2 bath home that would not qualify for financing with 976sf built in 1960 in Chuluota on .33 acre with no HOA.

The average sales price for the same period a year earlier was $362,480 with 121 days on the market.

Condos, Townhomes & Villas

57 homes sold

The average sales price was $144,949 with 125 days on the market.

The median sales price was $145,000.

seminole county floridaThe most expensive sold for $257,536 and was new construction. It was a 3 bedroom, 3 bath, 2-car garage end unit townhome in a gated community with 2215sf in Winter Springs. The community offers a pool with a quarterly maintenance of $576.

seminole county floridaThe least expensive sold for $55,000 after 265 days on the market. It was a 2 bedroom, 1 bath ground floor pool side condo with 1056sf built in 1971 in Altamonte Springs. The community offers a swimming pool and shuffleboard with a monthly maintenance of $252.

The average sales price a year earlier was $182,750 with 120 days on the market.
