Additionally, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door. It is all relative and this has to be understood when utilizing these stats.

The median sales price, which means that 50% of the homes sold for more and 50% of the homes sold for less, is $250,000.

The community offers a playground with an HOA of $550/quarter.
The average sales price for the same period a year earlier was $348,011 with 123 days on the market.

The most expensive sold for $290,000 and was on the market 92 days. It was a 4 bedroom, 2½ bath, 2-car garage, 2145sf villa built in 1990 in Heathrow with a screened patio, new carpet & fresh paint. The maintenance includes lawn service and is $249.50/month.
The least expensive sold for $59,900 after 38 days on the market. It was a 1 bedroom, 1 bath, 574sf bank-owned condo conversion built in 1997 in Altamonte Springs. The community offers a swimming pool with a monthly maintenance of $140.
The average sales price a year earlier was $177,874 with 108 days on the market.
