The following are the market sales statistics for Altamonte Springs, Seminole County, Florida for September 2008. Altamonte Springs is made up of the zip codes of 32701 & 32714. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let’s put it this way, what’s happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.


Single-Family Homes

22 homes sold during the month of September.

The average sales price is $205,681 with 76 days on the market.

The median sales price is $212,500.

The sales to list price ratio is 96%.

The most expensive home sold for $320,000 in Spring Lake Hills and was on the market 99 days

The least expensive home sold for $66,000 in Weathersfield after 28 days on the market.

The average sales price for the same period a year earlier was $246,611 with 98 days on the market and a sales to list price ratio of 93% on 9 sales an increase of 244%.

The month to month changes show a decrease in the average sales price of 17.2% and a decrease in the median sales price of 11.5%. Yet, there was an increase in sales volume of 57% with a 2% decrease in the sales to list price ratio.


Condos, Townhomes & Villas

15 homes sold

The average sales price was $118,793 with 262 days on the market.

The median sales price was $118,000.

The sales to list price ratio is 94%.

The most expensive condo sold for $200,000 in Emerson Plaza and was on the market 404 days.

The least expensive condo sold for $81,900 in Lake Lotus Club after 168 days on the market.

The average sales price a year earlier was $141,928 with 132 days on the market and a sales to list price ratio of 95% on 23 sales, a decrease of 35%.

The month to month changes show an increase in the average sales price of less than 1% and an increase in the median sales price of 13.5%. There was also a decrease in sales volume of 11.8% with no change in the sales to list price ratio.

The following are the market sales statistics for Altamonte Springs, Seminole County, Florida for August 2008.  Altamonte Springs is made up of the zip codes of 32701 & 32714.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

The sales to list price ratio, which means that the homes sold for 98% of their list price. 

 

The most expensive home sold for $390,000 in Spring Valley Chase and was under contract the day it was listed for sale. 

 

The least expensive home sold for $145,000 in Shady Oaks and was on the market 84 days.

 

The average sales price for the same period a year earlier was $384,267 with 129 days on the market and a sales to list price ratio of 95%.

 

 

Condos, Townhomes & Villas

 

17 homes sold

 

The average sales price was $118,452 with 177 days on the market.

 

The median sales price was $104,000.

 

The sales to list price ratio is 94%.

 

The most expensive condo sold for $330,000 in Emerson Plaza and was on the market for 380 days. 

 

The least expensive sold for $61,000 in Hidden Ridge Condos after 268 days on the market.

 

The average sales price a year earlier was $145,579 with 110 days on the market and a sales to list price ratio of 97%.

There are also other events, usually on Saturdays such as the one last week KidsFest, which was sponsored by the Altamonte Springs Police Department; walk-a-thons; and, car shows.


Of course, one of the major events is our Red, Hot & Boom fireworks show for the Fourth of July that attracts 10’s of thousands of watchers. During the celestial holiday season, the area is decked in lights and decorations in just a lovely peaceful display. The following are the market sales statistics for Altamonte Springs, Seminole County, Florida for February 2008. Altamonte Springs is made up of the zip codes of 32701 & 32714. For purposes of this analysis we are not only splitting the data according to zip codes, but also single-family homes vs, condominiums, townhomes and villas.

32714 - Single-Family Homes

4 homes sold during the month of February.

The average sales price, which is the total sold volume divided by the number of homes sold is $297,475 with 127 days on the market.

The median sales price, which means that 50% of the homes sold for more and 50% of the homes sold for less, is $334,950.

The most expensive home sold for $355,000 and was on the market for 184 days. The average sales price for the same period a year earlier was $284,333 with 102 days on the market.

32714 - Condos, Townhomes & Villas

The average sales price was $134,420 with 151 days on the market.

The median sales price was $133,900.

The most expensive condo sold for $149,980 and was on the market for 261 days. It was a 2 bedroom, 2 bath 2-story townhome with 1159sf built in 1983 with fenced backyard and a monthly maintenance of $41.50.

The least expensive sold for $119,900 and was on the market for 185 days and was in pre-foreclosure. It was a 2 bedroom, 2 bath condo with 1036sf built in 1986 with a remodeled kitchen and wood-burning fireplace. The community offers a pool & tennis courts with a monthly maintenance of $330.

The average sales price a year earlier was $161,394 with 103 days on the market.


32701 - Single Family Homes

2 homes sold for an average sales price of $166,750 with 145 days on the market.

The more expensive home was in pre-foreclosure and sold for $168,500 with 94 days on the market. It was a 2 bedroom, 2 bath, 2-car garage home with 1622sf built in 1987. The home has a fireplace and is located on .43 acres of land with no HOA.

The least expensive condo sold for $50,000 in 297 days. It was a 1 bedroom, 1 bath condo with 540sf built in 1970 with new tile in the kitchen & bath plus a newer refrigerator and hot water heater. The community offers a swimming pool, tennis courts and access to a large ski lake. The maintenance fees are $180.40/month plus $58.65 quarterly.
