Longwood, Seminole County, FL 32750 and 32779 Market Sales Statistics for November ‘09

The following are the market sales statistics for Longwood, Seminole County, Florida for November 2009. Longwood is made up of the zip codes of 32779 & 32750. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

The average sales price is $333,059 with 136 days on the market.

The median sales price is $195,000.

The sales to list price ratio is 94%.

The most expensive home sold for $1.25M in Alaqua and was on the market 168 days..

The least expensive home sold for $62,865 in Longdale after 89 days on the market.

The average sales price for the same period a year earlier was $275,540 with 172 days on the market with a sales to list price ratio of 94% on 22 sales, an increase of 32%.

The month to month changes show an increase in the average sales price of 20% and a decrease in the median sales price of 3%. There was a decrease in sales volume of 46% with a 3% decrease in the sales to list price ratio.

The average sales price a year earlier was $139,188 with 41 days on the market with a sales to list price ratio of 90% on 3 sales, an increase of 167%.

The month to month changes show a decrease in the average sales price of 34% and a decrease in the median sales price of 10%. There was a decrease in sales volume of 38% with a 1% decrease in the sales to list price ratio.

The following are the market sales statistics for Longwood, Seminole County, Florida for April 2009. Longwood is made up of the zip codes of 32779 & 32750. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

28 homes sold during the month of April.

The average sales price is $325,017 with 152 days on the market.

The median sales price is $241,000.

The sales to list price ratio is 91%.

The most expensive home sold for $1.475M in Alaqua Lakes and was on the market 54 days..

The least expensive home sold for $65,000 in Lake Brantley Isles after 154 days on the market.

The average sales price for the same period a year earlier was $370,241 with 279 days on the market and a sales to list price ratio of 96% on 31 sales, a decrease of 9.68%.

The month to month changes show an increase in the average sales price of 44.97% and an increase in the median sales price of 6.99%. The change in average price was due to the fact that two homes sold for more than $1M. There was an increase in sales volume of 7.69% with a 1% decrease in the sales to list price ratio.

The most expensive townhome sold for $127,000 in Governors Point and was on the market 82 days.

The least expensive sold for $48,000 in Clubside at Sabal Point a Condominium after 42 days on the market.

The average sales price a year earlier was $174,750 with 253 days on the market and a sales to list price ratio of 93% on 4 sales, an increase of 100%.

The month to month changes show a decrease in the average sales price of 32.11% and a decrease in the median sales price of 12.84%. There was an increase in sales volume of 60% with a 4% decrease in the sales to list price ratio.

The least expensive home sold for $124,200 in Lake Searcy Shores after 412 days on the market.

The average sales price for the same period a year earlier was $391,641 with 138 days on the market and a sales to list price ratio of 92% on 25 sales, an increase of 4%.

The month to month changes show a decrease in the average sales price of 24% and a decrease in the median sales price of 9%. The decrease in average sales price is somewhat equivalent to the increase the previous month due to 2 homes that sold for more than $1M. There was a decrease in sales volume of 4% with a 1% decrease in the sales to list price ratio.

Condos, Townhomes & Villas

4 homes sold

The average sales price is $95,750 with 165 days on the market.

The median sales price is $91,250.

The sales to list price ratio is 99%.

The more expensive sold for $190,000 in Wekiva Hunt Club Condo and was on the market 567 days.

The less expensive sold for $50,000 in Residences at Sabal Point a Condominium after 339 days on the market.

The average sales price a year earlier was $233,000 with 268 days on the market and a sales to list price ratio of 89% on 1 sales, an increase of 300%.

The month to month changes show a decrease in the average sales price of 10% and an increase in the median sales price of 49%. There was no change in sales volume with a 2% increase in the sales to list price ratio.
