The following are the market sales statistics for Winter Springs, Seminole County, Florida for June 2010.  Winter Springs is made up of the zip code 32708.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here.  These stats are only as good as telling us what it being purchased and happening at a certain period in time.  Also, it needs to be fully understood that not only is real estate local, but it is hyper-local.  What this means is that the trends that we hear about are overall.  Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time.  More high-end homes might be sold in one month as opposed to another.  By looking at a longer period, you will get a better overall picture.  It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

36 homes sold during the month of June.

The average sales price is $231,002 with 124 days on the market.

The median sales price is $167,400.

The sales to list price ratio is 97%.

The most expensive home sold for $840,000 in Arrowhead at Tuscawilla and was on the market 316 days

The least expensive home sold for $50,000 in Wildwood after 91 days on the market.

The average sales price for the same period a year earlier was $235,395 with 79 days on the market and a sales to list price ratio of 93% on 51 sales, a 29% decrease.

The month to month changes show an increase in the average sales price of 32% and an increase in the median sales price of 14%.  There was a decrease of 3% in sales volume with a 1% increase in sales to list price ratio.

The median sales price is $125,000.

The least expensive villa sold for $27,000 in Wildwood after 198 days on the market.

The average sales price a year earlier was $120,207 with 123 days on the market and a sales to list price ratio of 91% on 8 sales, a decrease of 250%.

The month to month changes show an increase in the average sales price of 13% and an increase in the median sales price of 17%.  There was an increase in sales volume of 47% with a 3% increase in the sales to list price ratio.

The month to month changes show a decrease in the average sales price of 8% and an increase in the median sales price of 24%.  There was an increase in sales volume of 20% with a 2% increase in the sales to list price ratio.

The month to month changes show a decrease in the average sales price of 22% and a decrease in the median sales price of 10%.  There was an increase in sales volume of 50% with 1% increase in the sales to list price ratio.

The average sales price for the same period a year earlier was $112,250 with 126 days on the market and a sales to list price ratio of 92% on 8 sales, an increase of 63%.

The month to month changes show a decrease in the average sales price of 5% and a decrease in the median sales price of 16%.  There was an increase in sales volume of 18% with a 3% increase in the sales to list price ratio.

The average sales price for the same period a year earlier was $239,510 with 93 days on the market and a sales to list price ratio of 94% on 338 sales, an increase of 21%.

The month to month changes show an increase in the average sales price of 2% and a decrease in the median sales price of 8%.  There was an increase in sales volume of 25% with no change in the sales to list price ratio.

The month to month changes show an increase in the average sales price of less than 1% and an increase in the median sales price of 14%.  There was an increase in sales volume of 15% with a 1% increase in the sales to list price ratio.

Sanford, Seminole County, FL – Market Sales Statistics for June ‘10

Sanford Seminole County Florida 32771 and 32771 Market Sales Statistics for June 2010

The following are the market sales statistics for Sanford, Seminole County, Florida for June 2010.  Sanford is made up of the zip codes of 32773 & 32771.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here.  These stats are only as good as telling us what it being purchased and happening at a certain period in time.  Also, it needs to be fully understood that not only is real estate local, but it is hyper-local.  What this means is that the trends that we hear about are overall.  Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time.  More high-end homes might be sold in one month as opposed to another.  By looking at a longer period, you will get a better overall picture.  It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

83 homes sold during the month of June.

The average sales price is $151,513 with 149 days on the market.

The median sales price is $120,000.

The sales to list price ratio is 93%.

The most expensive home sold for $750,000 in Lake Markham Preserve and was on the market 766 days.

The least expensive home sold for $14,100 after 78 days on the market.

The average sales price for the same period a year earlier was $163,428 with 61 days on the market with a sales to list price ratio of 94% on 54 sales, an increase of 54%.

The month to month changes show a decrease in the average sales price of 7% and an increase in the median sales price of 3%.  There was also an increase in sales volume of 43% with 1% decrease in the sales to list price ratio.

The month to month changes show a decrease in the average sales price of 7% and a decrease in the median sales price of 9%.  There was an increase in sales volume of 53% with a 1% decrease in the sales to list price ratio.
