The following are the market sales statistics for Winter Springs, Seminole County, Florida for January 2010.  Winter Springs is made up of the zip code 32708.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here.  These stats are only as good as telling us what it being purchased and happening at a certain period in time.  Also, it needs to be fully understood that not only is real estate local, but it is hyper-local.  What this means is that the trends that we hear about are overall.  Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time.  More high-end homes might be sold in one month as opposed to another.  By looking at a longer period, you will get a better overall picture.  It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

23 homes sold during the month of January.

The average sales price is $210,165 with 195 days on the market.

The median sales price is $213,000.

The sales to list price ratio is 94%.

The most expensive home sold for $420K in Glen Eagle at Tuscawilla and was on the market 186 days

The least expensive home sold for $53,000 in Wildwood after 876 days on the market.

The average sales price for the same period a year earlier was $213,136 with 89 days on the market and a sales to list price ratio of 95% on 11 sales, an increase of 109%.

The month to month changes show a decrease in the average sales price of 17% and a decrease in the median sales price of 9%.  There was a decrease of 28% in sales volume with a 1% decrease in sales to list price ratio.

Condos, Townhomes & Villas

4 homes sold

The average sales price is $58,500 with 198 days on the market.

The median sales price is $44,000.

The sales to list price ratio is 91%.

The most expensive sold for $120,000 in Heritage Park Townhomes and was on the market 275 days.

The least expensive condo sold for $26,000 in Indian Ridge after 192 days on the market.

The average sales price a year earlier was $141,198 with 181 days on the market and a sales to list price ratio of 90% on 5 sales, a decrease of 20%.

The month to month changes show a decrease in the average sales price of 36% and a decrease in the median sales price of 36%.  There was no change in sales volume with a 10% decrease in the sales to list price ratio.

The following are the market sales statistics for Winter Park, Seminole and Orange Counties, Florida for January 2010.  Winter Park is made up of the zip codes of 32789 & 32792.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

The average sales price for the same period a year earlier was $787,893 with 185 days on the market and a sales to list price ratio of 92% and on 15 sales, an increase of 133%.

The month to month changes show a decrease in the average sales price of 46% and a decrease in the median sales price of 26%.  There was a decrease in sales volume of 5% with a 1% increase in the sales to list price ratio.

The following are the market sales statistics for Windermere, Orange County, Florida for January 2010.  Windermere is made up of the zip code 34786.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time.  More high-end homes might be sold in one month as opposed to another.  By looking at a longer period, you will get a better overall picture.  It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

The average sales price is $155,000 with 121 days on the market.

The median sales price is $155,000.

The sales to list price ratio is 88%.

The most expensive home sold for $275,000 in Stonewood and was on the market 70 days

The least expensive home sold for $60,000 in Hamlet after 242 days on the market.

The average sales price for the same period a year earlier was $163,704 with 243 days on the market with a sales to list price ratio of 87% on 5 sales, an increase of 20%.

The month to month changes show a decrease in the average sales price of 33% with a decrease in the median sales price of 35%.  There was a decrease in sales volume of 63% with a 4% decrease in the sales to list price ratio.

Condos, Townhomes & Villas

The average sales price is $62,046 with 91 days on the market.

The median sales price is $50,900.

The sales to list price ratio is 98%.

The most expensive sold for $230K in Park Maitland Villas and was on the market 233 days.

The least expensive condo sold for $19,825 in Carrington Park after 40 days on the market.

The average sales price a year earlier was $192,500 with 134 days on the market with a sales to list price ratio of 96% on 2 sales, a 800% increase.

The month to month changes show a decrease in the average sales price of 10% with a decrease in the median sales price of 21%.   There was a 50% increase in sales volume with a 4% decrease in the sales to list price ratio.
