SunRail: Florida Needs It & It’s Good For You Too!

sunrail central florida commuter railEarlier this week I spent a couple of days in Tallahassee with the Florida Realtor® contingent for the Great American Realtor® Days, our Legislative Days in which we meet & greet our elected officials and discuss with them what we are supporting and feel is necessary to Florida’s future as well as asking them how we can help as well. In general, the meetings are very productive and warmly accepted.

One of the main issues that we, The Florida Association of Realtors® and the Orlando Regional Realtor® Association, are following & supporting is SunRail, the proposed 61 mile commuter rail stretching from Deland to Poinciana formerly known as the Central Florida Commuter Rail. Before we go into the he said/she said and some of the motivation behind some of these half-truths, etc. about SunRail, let’s look into the economic impact of such.

The Florida DOT hired an outside company to perform an economic impact analysis of the proposed SunRail. What their findings showed was that it would almost immediately create 13,000 more construction and operations jobs with an impact of more than $350M in household income.

Additionally, it was noted that within a one-half mile radius of the station stops it would further create an additional 113,000 construction jobs; $4.6B in construction dollar earnings over the next 20 years; an increase of almost 9 times the value of property; and a further economic impact of $2.5B from workers living and spending in that area.

This is a phenomenal impact in this day age and does not even take into consideration the benefits that this will allow others a reasonable form of transportation. And let’s not forget the health benefits. Without SunRail and additional two more lanes would have to be added to I-4. Instead, we should be seeing a reduction in this traffic and its associated pollution.

OK, so let’s now look at another aspect of why SunRail is needed and why it has to be now! Several years ago, the Federal Government earmarked monies to Florida for a similar purpose. Unfortunately, we could not get the measure passed and the monies went to Charlotte, NC, which is running what I understand to be a profitable system. If Florida does not pass this legislation, I do not see the Federal Government ever offering us these funds again for commuter rail. Why should they? This isn’t baseball where you get three strikes!

One of the main opponents to SunRail is Sen. Paula Dockery. She states her main concern is because the freight trains will divide the downtown of Lakeland & she’s been also been touting the liability issues. We’ll discuss those in a moment, but it must be understood that she also has a personal background and I think this goes much deeper. You have to understand that her husband lost millions upon millions of dollars when the high-speed rail amendment did not pass several years ago. Think she has a bad taste in her mouth and might just be a tad retaliatory? I do, but then again that’s just my opinion.

Firstly, the State of Florida is buying CSX’s tracks and this figure is not overstated and in fact falls between two independent appraisals of such. Secondly, she states that the no-fault liability unfairly benefits CSX. The liability provisions are basically the same as those of South Florida’s Tri-Rail system. What’s even funnier is that Sen. Dockery voted in favor of that back then. Hmm…do we see a contradiction here?

The are other arguments on both sides that are unfounded and the fact is that the citizens of the State of Florida will not be on the lam to pay for SunRail if the federal funds are not received.

Sen. Gary Siplin, another opponent who is not fully cognizant of the whole situation, was under the impression that the monies should be used elsewhere, such as for education. That’s all well and good, but there is a problem in that the funds we are talking about here can only be used for transportation projects. When this was explained to Sen. Siplin, it appeared that a light bulb went off in his head.

The benefits of SunRail to Central Florida are great. But if we do not go ahead with this project, we will not see any more federal dollars coming through for other rail projects in Florida and that will be a tragedy of greater proportions.

Call your Legislator today! The State of Florida Needs SunRail and so do you!

The following are the market sales statistics for Winter Springs, Seminole County, Florida for March 2009. Winter Springs is made up of the zip code 32708. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

19 homes sold during the month of March.

The average sales price is $254,600 with 185 days on the market.

The median sales price is $255,000.

The sales to list price ratio is 95%.

The most expensive home sold for $380,000 in Willow Run and was on the market 118 days

The least expensive home sold for $106,900 in North Orlando Terrace after 84 days on the market.

The average sales price for the same period a year earlier was $271,681 with 156 days on the market and a sales to list price ratio of 94% on 22 sales, a decrease of 17%.

The month to month changes show an increase in the average sales price of 14% and an increase in the median sales price of 29%. Yet, there was an increase in sales volume of 36% with a 4% increase in the sales to list price ratio.

Condos, Townhomes & Villas

5 homes sold

The average sales price was $109,650 with 73 days on the market.

The median sales price was $103,000.

The sales to list price ratio is 88%.

The most expensive townhome sold for $147,500 in The Landings at Parkstone and was on the market 36 days.

The least expensive condo sold for $57,750 in Baytree Village after 236 days on the market.

The average sales price a year earlier was $199,500 with 93 days on the market and a sales to list price ratio of 96% on 2 sales, a 150% increase.

The month to month changes show a decrease in the average sales price of 22% and a decrease in the median sales price of 29%. There was no change in sales volume with a 5% decrease in the sales to list price ratio.

The median sales price is $220,000.

The sales to list price ratio is 92%.

The most expensive home sold for $1.775M in Virginia Heights after 173 days on the market.

The least expensive home sold for $112,000 in Orange Terrace after 89 days on the market.

The average sales price for the same period a year earlier was $529,694 with 208 days on the market and a sales to list price ratio of 91% on 38 sales, a decrease of 8%.

The month to month changes show a decrease in the average sales price of 61% and an increase in the median sales price of 24%. There was also an increase in sales volume of 40% with a 3% increase in the sales to list price ratio.

Condos, Townhomes & Villas

15 homes sold

The average sales price was $98,650 with 117 days on the market.

The median sales price was $75,000.

The sales to list price ratio is 92%.

The most expensive condo sold for $160,000 in Seville Park and was on the market 101 days.

The least expensive condo sold for $14,999 in The Colonies after 35 days on the market.

The average sales price a year earlier was $457,705 with 178 days on the market and a sales to list price ratio of 96% on 16 sales, a decrease of 6%.

The month to month changes show an increase in the average sales price of 386% and a decrease in the median sales price of 57%. The skewed numbers are due to the fact that two condos sold for over $1M last month. Yet, there was an increase in sales volume of 88% with a 5% increase in the sales to list price ratio.

The following are the market sales statistics for Windermere, Orange County, Florida for March 2009. Windermere is made up of the zip code 34786. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

The average sales price for the same period a year earlier was $1,013,432 with 189 days on the market and a sales to list price ratio of 92% on 32 sales, an increase of 22%.

The month to month changes show an increase in the average sales price of 15% and an increase in the median sales price of 11%. Yet, there was an increase in sales volume of 77% with no change in the sales to list price ratio.

Condos, Townhomes & Villas

2 homes sold.

The average & median sales price is $147,690 with 40 days on the market.

The sales to list price ratio is 96%.

The more expensive condo sold for $150,000 in Lakes of Windermere and was on the market 99 days.

The less expensive condo sold for $145,380 in Lakes of Windermere and was new construction.

The average sales price for the same period a year earlier was $206,780 with 178 days on the market and a sales to list price ratio of 92% on 5 sales, a decrease of 60%.

The month to month changes show a decrease in the average sales price of 72% which can be attributed to the fact that the only sale the previous month was for $3.5M. Yet, there was also an increase in sales volume of 100% with a 2% increase in the sales to list price ratio.

The average sales price for the same period a year earlier was $321,655 with 165 days on the market and a sales to list price ratio of 93% on 197 sales a decrease of 12%.

The month to month changes show an increase in the average sales price of 6% and a decrease in the median sales price of 13%. There was an increase in sales volume of 30% with no change in the sales to list price ratio.

Condos, Townhomes & Villas

77 homes sold

The average sales price was $98,098 with 126 days on the market.

The median sales price was $77,558.

The sales to list price ratio is 93%.

The most expensive townhome sold for $270,000 at Grande Oaks at Heathrow in Lake Mary and was new construction.

The least expensive condo sold for $21,800 at Carrington in Maitland after 159 days on the market.

The average sales price a year earlier was $175,326 with 129 days on the market and a sales to list price ratio of 92% on 67 sales, an increase of 15%.

The month to month changes show a decrease in the average sales price of 7% and a decrease in the median sales price of 29%. There was also an increase in sales volume of 26% with a 1% increase in the sales to list price ratio.
