Seminole County, FL – Market Sales Statistics for November ‘09

The following are the market sales statistics for Seminole County, Florida for November 2009. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

275 homes sold during the month of November.

The average sales price is $222,031 with 107 days on the market.

The median sales price is $178,000.

The sales to list price ratio is 95%.

The most expensive home sold for $1.25M in Alaqua in Longwood and was on the market 168 days.

The least expensive home sold for $20,500 in Buena Vista Estates in Sanford after 42 days on the market.

The average sales price for the same period a year earlier was $245,663 with 142 days on the market and a sales to list price ratio of 94% on 162 sales an increase of 70%.

The month to month changes show a decrease in the average sales price of 7% and a decrease in the median sales price of 6%. There was a decrease in sales volume of 15% with no change in the sales to list price ratio.

Condos, Townhomes & Villas

154 homes sold

The average sales price was $96,278 with 103 days on the market.

The median sales price was $78,440.

The sales to list price ratio is 98%.

The most expensive condo sold for $306,600 at Devon Green in Heathrow in Lake Mary and was on the market 136 days.

The least expensive condo sold for $19,000 at Springwood Village in Longwood after 90 days on the market.

The average sales price a year earlier was $126,777 with 123 days on the market and a sales to list price ratio of 90% on 47 sales, an increase of 144%.

The month to month changes show an increase in the average sales price of 14% and an increase in the median sales price of 19%. There was also an increase in sales volume of 12% with a 1% increase in the sales to list price ratio.

The least expensive home sold for $20,000 in Sanford after 38 days on the market.

The average sales price for the same period a year earlier was $300,789 with 145 days on the market and a sales to list price ratio of 94% on 201 sales an increase of 62%.

The month to month changes show an increase in the average sales price of 12% and an increase in the median sales price of 3%. There was an increase in sales volume of 5% with no change in the sales to list price ratio.

137 homes sold

The average sales price was $84,764 with 115 days on the market.

The median sales price was $66,000.

The sales to list price ratio is 97%.

The most expensive condo sold for $308,000 at Devon Green in Heathrow in Lake Mary and was on the market 50 days.

The least expensive condo sold for $17,700 at Waterside at Cranes Roost in Altamonte Springs after 33 days on the market.

The average sales price a year earlier was $144,843 with 102 days on the market and a sales to list price ratio of 94% on 56 sales, an increase of 191%.

The month to month changes show an increase in the average sales price of 7% and an increase in the median sales price of 8%. There was also an increase in sales volume of 9% with a 2% decrease in the sales to list price ratio.

The least expensive home sold for $8,000 in Cates Addition in Sanford after 256 days on the market.

The average sales price for the same period a year earlier was $274,993 with 152 days on the market and a sales to list price ratio of 95% on 245 sales an increase of 27%.

The month to month changes show a nominal decrease in the average sales price of less than 1% and no change in the median sales price. There was a decrease in sales volume of 10% with a 1% decrease in the sales to list price ratio.

The least expensive condo sold for $18,000 at Carrington Park in Maitland after 139 days on the market.

The average sales price a year earlier was $127,532 with 130 days on the market and a sales to list price ratio of 95% on 50 sales, an increase of 125%.

The month to month changes show an increase in the average sales price of 1% and an increase in the median sales price of 1%. There was also a decrease in sales volume of 17% with no change in the sales to list price ratio.

The month to month changes show a decrease in the average sales price of 11% and a decrease in the median sales price of 7%. There was an increase in sales volume of 12% with a 1% increase in the sales to list price ratio.

Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

220 homes sold during the month of March.

The average sales price is $210,176 with 155 days on the market.

The median sales price is $182,500.

The sales to list price ratio is 93%.

The most expensive home sold for $1.46M in Heathrow Woods in Lake Mary and was on the market 256 days.

The least expensive home sold for $6,000 in Sanford after 419 days on the market.

The average sales price for the same period a year earlier was $321,655 with 165 days on the market and a sales to list price ratio of 93% on 197 sales a decrease of 12%.

The month to month changes show an increase in the average sales price of 6% and a decrease in the median sales price of 13%. There was an increase in sales volume of 30% with no change in the sales to list price ratio.

Condos, Townhomes & Villas

77 homes sold

The average sales price was $98,098 with 126 days on the market.

The median sales price was $77,558.

The sales to list price ratio is 93%.

The most expensive townhome sold for $270,000 at Grande Oaks at Heathrow in Lake Mary and was new construction.

The least expensive condo sold for $21,800 at Carrington in Maitland after 159 days on the market.

The average sales price a year earlier was $175,326 with 129 days on the market and a sales to list price ratio of 92% on 67 sales, an increase of 15%.

The month to month changes show a decrease in the average sales price of 7% and a decrease in the median sales price of 29%. There was also an increase in sales volume of 26% with a 1% increase in the sales to list price ratio.

Seminole County, FL – Market Sales Statistics for February ‘09

The following are the market sales statistics for Seminole County, Florida for February 2009. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The median sales price is $210,000.

The sales to list price ratio is 93%.

The most expensive home sold for $2.1M in Lake Markham Preserve in Sanford and was on the market 7 days.

The least expensive home sold for $27,000 in Country Club Manor in Sanford after 36 days on the market.

The average sales price for the same period a year earlier was $295,322 with 145 days on the market and a sales to list price ratio of 94% on 179 sales a decrease of 5.6%.

The month to month changes show an increase in the average sales price of 6% and a decrease in the median sales price of 14%. There was an increase in sales volume of 35% with a 1% increase in the sales to list price ratio.

Condos, Townhomes & Villas

61 homes sold

The average sales price was $105,725 with 133 days on the market.

The median sales price was $110,000.

The sales to list price ratio is 92%.

The most expensive townhome sold for $261,500 at Terracina at Lake Forest and was new construction.

The least expensive condo sold for $21,900 at Altamonte Village in Altamonte Springs after 82 days on the market.

The average sales price a year earlier was $171,154 with 121 days on the market and a sales to list price ratio of 94% on 43 sales, an increase of 42%.

The month to month changes show a decrease in the average sales price of 6.3% and a decrease in the median sales price of 14%. There was also an increase in sales volume of 27% with a 1% increase in the sales to list price ratio.

The median sales price is $185,000.

The sales to list price ratio is 92%.

The most expensive home sold for $1.04M in Lake Forest in Sanford and was on the market 555 days.

The least expensive home sold for $11,525 in Winwood Park in Altamonte Springs after 201 days on the market.

The average sales price for the same period a year earlier was $352,993 with 121 days on the market and a sales to list price ratio of 95% on 162 sales a decrease of 23%.

The month to month changes show a decrease in the average sales price of 5% and a decrease in the median sales price of 8.8%. There was a decrease in sales volume of 43% with a 1% decrease in the sales to list price ratio.

Condos, Townhomes & Villas

48 homes sold

The average sales price was $112,817 with 119 days on the market.

The median sales price was $127,725.

The sales to list price ratio is 91%.

The most expensive townhome sold for $245,990 at Lake Mary Landings and was on the market 67 days.

The least expensive condo sold for $30,000 at Villas at Lakeside in Oviedo after 65 days on the market.

The average sales price a year earlier was $153,315 with 136 days on the market and a sales to list price ratio of 92% on 33 sales, an increase of 46%.

The month to month changes show a decrease in the average sales price of 18% and a decrease in the median sales price of 12%. There was also a decrease in sales volume of 24% with a 3% decrease in the sales to list price ratio.
