The following are the market sales statistics for Apopka, Seminole and Orange Counties, Florida for November 2009. Apopka is made up of the zip codes of 32703 & 32712. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

The average sales price is $146,575 with 79 days on the market.

The median sales price is $145,000.

The sales to list price ratio is 99%.

The least expensive home sold for $19,800 in Bradshaw & Thompson after 17 days on the market.

The average sales price for the same period a year earlier was $183,041 with 110 days on the market with a sales to list price ratio of 95% on 43 sales, an increase of 74%.

The month to month changes show an increase in the average sales price of 4% and an increase in the median sales price of 22%. There was a decrease in sales volume of 6% with a 4% increase in the sales to list price ratio.

The following are the market sales statistics for Apopka, Seminole and Orange Counties, Florida for April 2009. Apopka is made up of the zip codes of 32703 & 32712. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

72 homes sold during the month of April.

The average sales price is $173,907 with 155 days on the market.

The median sales price is $163,000.

The sales to list price ratio is 94%.

The most expensive home sold for $422,000 in Emerald Estates and was on the market 42 days

The least expensive home sold for $30,000 in Apopak Terrace after 188 days on the market.

The average sales price for the same period a year earlier was $246,503 with 115 days on the market and a sales to list price ratio of 95% on 48 sales, an increase of 50%.

The month to month changes show a decrease in the average sales price of 1.76% and an increase in the median sales price of .34%. Yet, there was an increase in sales volume of 2.86% with no change in the sales to list price ratio.

Condos, Townhomes & Villas

The average sales price is $77,000 with 59 days on the market.

The sales to list price ratio is 87%.

The more expensive sold for $89,000 in Village at Foxwood Condo and was on the market 169 days

The less expensive townhome sold for $65,000 in Sheeler Oaks after 56 days on the market.

The average sales price for the same period a year earlier was $123,697 with 89 days on the market and a sales to list price ratio of 96% on 4 sales, a 50% decrease.

The month to month changes show a decrease in the average sales price of 26.67%. Yet, there was no change in sales volume with a 10% increase in the sales to list price ratio.

The median sales price is $162,450.

The sales to list price ratio is 94%.

The most expensive home sold for $425,000 in Emerald Estates and was on the market 332 days

The least expensive home sold for $35,100 in Country Shire after 44 days on the market.

The average sales price for the same period a year earlier was $272,508 with 179 days on the market and a sales to list price ratio of 94% on 45 sales, an increase of 56%.

The month to month changes show a decrease in the average sales price of 4% and a decrease in the median sales price of 1.5%. Yet, there was an increase in sales volume of 56% with a 1% decrease in the sales to list price ratio.

Condos, Townhomes & Villas

2 homes sold

The average sales price is $105 with 498 days on the market.

The sales to list price ratio is 87%.

Both properties sold for the same price. One was located at the Overlook at Parkside Condos and was on the market for 80 days, while the other was on the market for 955 days and was located nearby at the Coach Homes at Errol Estates

The average sales price for the same period a year earlier was $223,250 with 13 days on the market and a sales to list price ratio of 98% on 2 sales. The average sale price is slightly skewed due to the fact that a home sold in Villa D’Este for $325K last year.

The month to month changes show an increase in the average sales price of 24%. Yet, there was an increase in sales volume of 100% with a 2% increase in the sales to list price ratio.
