Orange County, FL – Market Sales Statistics for November ‘09

The following are the market sales statistics for Orange County, Florida for November 2009. The major city in Orange County is Orlando. For purposes of this analysis we are splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

1008 homes sold during the month of November.

The average sales price is $191,716 with 116 days on the market.

The median sales price is $154,000.

The sales to list price ratio is 96%

The most expensive home sold for $3.26M in Isleworth in Windermere and was on the market 1156 days.

The least expensive home sold for $10,000 in Morgans Van in Orlando after 100 days on the market.

The average sales price for the same period a year earlier was $249,278 with 145 days on the market with a sales to list price ratio of 94% on 522 sales, a 93% increase.

The month to month changes show an increase in the average sales price of 1% and a decrease in the median sales price of 3%. There was a decrease in sales volume of less than 1% with no change in the sales to list price.

Condos, Townhomes & Villas

455 homes sold.

The average sales price was $81,006 with 74 days on the market.

The median sales price was $60,000.

The sales to list price ratio is 102%

The most expensive sold for $1.0125M in Perle du Lac Condo in Winter Park and was on the market 300 days.

The least expensive sold for $2900 in Grove Park Condo in Orlando and was on the market for 108 days.

The average sales price for the same period a year earlier was $130,995 with 128 days on the market with a sales to list price ratio of 94% on 128 sales, an increase of 255%.

The month to month changes show an increase in the average sales price of 6% and an increase in the median sales price of less than 9%. There was a decrease in sales volume of 3% with a 1% increase in the sales to list price ratio.

The least expensive home sold for $12,750 in Lake Lawne Shores in Orlando after 13 days on the market.

The average sales price for the same period a year earlier was $266,970 with 153 days on the market with a sales to list price ratio of 93% on 634 sales, a 48% increase.

The month to month changes show an increase in the average sales price of 2% and a decrease in the median sales price of 2%. There was a decrease in sales volume of 11% with a 1% increase in the sales to list price.

Condos, Townhomes & Villas

484 homes sold.

The average sales price was $79,414 with 103 days on the market.

The median sales price was $56,750.

The sales to list price ratio is 101%

The most expensive condo sold for $485,000 in Star Tower in Orlando and was on the market 145 days.

The least expensive sold for $9,900 in Regency Gardens Condo in Orlando and was on the market for 34 days.

The average sales price for the same period a year earlier was $158,946with 124 days on the market with a sales to list price ratio of 94% on 140 sales, an increase of 246%.

The month to month changes show an increase in the average sales price of 5% and an increase in the median sales price of 3%. There was an increase in sales volume of 20% with a 1% increase in the sales to list price ratio.

The average sales price for the same period a year earlier was $307,862 with 157 days on the market on 655 sales, a 62% increase.

The month to month changes show an increase in the average sales price of 5% and an increase in the median sales price of 1%. There was an increase in sales volume of 7% with no change in the sales to list price.

The average sales price was $75,493 with 116 days on the market.

The median sales price was $55,000.

The sales to list price ratio is 100%

The most expensive sold for $465,000 in Wellesley Condo in Orlando and was on the market 759 days.

The least expensive sold for $9,900 in Avalon Condo in Orlando and was on the market for 105 days.

The average sales price for the same period a year earlier was $166,772 with 146 days on the market on 162 sales, an increase of 150%.

The month to month changes show a decrease in the average sales price of 4% and a decrease in the median sales price of 8%. There was a decrease in sales volume of less than 12% with a 3% increase in the sales to list price ratio.

The month to month changes show a decrease in the average sales price of 1% and no change in the median sales price. There was an increase in sales volume of 4%.

The average sales price for the same period a year earlier was $186,829 with 162 days on the market on 149 sales, an increase of 209%.

The month to month changes show an increase in the average sales price of 3% and no change in the median sales price. There was an increase in sales volume of 21% with no change in the sales to list price ratio.

The month to month changes show a decrease in the average sales price of 4.03% and a decrease in the median sales price of 8.28%. There was an increase in sales volume of 2.39%.

The average sales price was $80,931 with 116 days on the market.

The least expensive condo sold for $9500 in Hawthorne Village in Orlando and was on the market for 100 days.

The average sales price for the same period a year earlier was $171,629 with 147 days on the market and a sales to list price ratio of 93% on 162 sales, an increase of 135.19%.

The month to month changes show an increase in the average sales price of 1.59% and a decrease in the median sales price of 8.18%. There was an increase in sales volume of 9.48% with a 1% increase in the sales to list price ratio.

The month to month changes show an increase in the average sales price of 3% and an increase in the median sales price of 5.7%. There was an increase in sales volume of 39% and no change in the sales to list price ratio.

Condos, Townhomes & Villas

348 homes sold.

The average sales price was $79,664 with 118 days on the market.

The median sales price was $59,900.

The sales to list price ratio is 95%

The most expensive sold for $459,000 in Vizcaya Heights Condo in Orlando and was on the market 146 days.

The least expensive sold for $10,000 in Regency Gardens Condo in Orlando and was on the market for 203 days.

The average sales price for the same period a year earlier was $235,162 with 148 days on the market and a sales to list price ratio of 95% on 109 sales, an increase of 219%.

The month to month changes show a decrease in the average sales price of 18% and a decrease in the median sales price of 13%. There was an increase in sales volume of 46% with a 1% increase in the sales to list price ratio.

The average sales price for the same period a year earlier was $357,088 with 173 days on the market and a sales to list price ratio of 94% on 463 sales, a 12.7% increase.

The month to month changes show an increase in the average sales price of 6.2% and a decrease in the median sales price of 2.5%. Yet, there was a decrease in sales volume of 9.8% and a 1% decrease in the sales to list price ratio.


Condos, Townhomes & Villas

128 homes sold.

The average sales price was $130,995 with 128 days on the market.

The median sales price was $100,000.

The sales to list price ratio is 94%

The most expensive villa sold for $1.2M in Residences Condo in Winter Park and was on the market 496 days.

The least expensive sold for $17,000 in Avalon Condo in Orlando and was on the market for 72 days.

The average sales price for the same period a year earlier was $247,849 with 125 days on the market and a sales to list price ratio of 95% on 130 sales, a decrease of 1.5%.

The month to month changes show a decrease in the average sales price of 13.4% and a decrease in the median sales price of 18%. There was a decrease in sales volume of 9.2% with a 2% increase in the sales to list price ratio.

The least expensive home sold for $15,000 in Angebilt in Orlando after 25 days on the market.

The average sales price for the same period a year earlier was $326,130 with 138 days on the market and a sales to list price ratio of 94% on 512 sales.

The month to month changes show a decrease in the average sales price of 5.4% and a decrease in the median sales price of 2.4%. Yet, there was a decrease in sales volume of 13% and the sales to list price ratio was unchanged.

Condos, Townhomes & Villas

141 homes sold.

The average sales price was $151,189 with 97 days on the market.

The median sales price was $122,000.

The sales to list price ratio is 92%

The most expensive villa sold for $1.8M in Isleworth in Windermere and was on the market 230 days.

The least expensive sold for $25,000 in Avalon Condo in Orlando and was on the market for 211 days.

The average sales price for the same period a year earlier was $257,238 with 118 days on the market and a sales to list price ratio of 95% on 144 sales.

The month to month changes show an increase in the average sales price of 1% and a decrease in the median sales price of 6.1%. Yet, there was a decrease in sales volume of 9.6% with a 4% decrease in the sales to list price ratio.

Orange County, FL – Market Sales Statistics for September ‘08

The following are the market sales statistics for Orange County, Florida for September 2008. The major city in Orange County is Orlando. For purposes of this analysis we are splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. The median sales price is $205,000.

The sales to list price ratio is 95%.

The most expensive home sold for $2.35M in Isleworth in Windermere and was on the market 107 days.

The least expensive home sold for $10,000 in Angebilt in Orlando after 40 days on the market.

The average sales price for the same period a year earlier was $339,389 with 140 days on the market and a sales to list price ratio of 94% on 430 sales.

The month to month changes show a decrease in the average sales price of 7.1% and a decrease in the median sales price of 6.8%. Yet, there was an increase in sales volume of 4.9% with a 2% increase in the sales to list price ratio.


Condos, Townhomes & Villas

156 homes sold.

The average sales price was $149,814 with 97 days on the market.

The median sales price was $130,000.

The sales to list price ratio is 96%

The most expensive condo sold for $690,000 in Vizcaya in Orlando and was on the market 283 days.

The least expensive sold for $22,500 in Lyme Bay Colony Orlando and was on the market for 157 days.

The average sales price for the same period a year earlier was $198,813 with 128 days on the market and a sales to list price ratio of 94% on 101 sales.

The month to month changes show a decrease in the average sales price of 5.7% and a decrease in the median sales price of 7.1%. Yet, there was an increase in sales volume of 11.4% with a 2% increase in the sales to list price ratio.
