Sanford, Seminole County, FL – Market Sales Statistics for November ‘09

The following are the market sales statistics for Sanford, Seminole County, Florida for November 2009. Sanford is made up of the zip codes of 32773 & 32771. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

The average sales price is $191,747 with 94 days on the market.

The median sales price is $134,990.

The sales to list price ratio is 94%.

The most expensive home sold for $1.15M in the Lake Forest and was on the market 575 days.

The least expensive home sold for $20,500 in Buena Vista Estates after 42 days on the market.

The average sales price for the same period a year earlier was $225,641 with 146 days on the market with a sales to list price ratio of 97% on 25 sales, an increase of 144%.

The month to month changes show a decrease in the average sales price of 2% and a decrease in the median sales price of 11%. There was also an increase in sales volume of 9% with a 1% decrease in the sales to list price ratio.

The month to month changes show an increase in the average sales price of 6% and an increase in the median sales price of 22%. There was an increase in sales volume of 56% with a 3% increase in the sales to list price ratio.

The month to month changes show an increase in the average sales price of 31% and an increase in the median sales price of 27%. There was also a decrease in sales volume of 14% with a 2% decrease in the sales to list price ratio.

The average sales price for the same period a year earlier was $272,532 with 249 days on the market and a sales to list price ratio of 92% on 40 sales, a decrease of 35%.

The month to month changes show a decrease in the average sales price of 43% and a decrease in the median sales price of 15%. These declines are not that significant in that nothing sold for over $1M this month. There was also an increase in sales volume of 125% with a 2% decrease in the sales to list price ratio.

Condos, Townhomes & Villas

12 homes sold

The average sales price was $146,502 with 68 days on the market.

The median sales price was $151,000.

The sales to list price ratio is 94%.

The most expensive townhome sold for $212,500 in Terracina at Lake Forest and was new construction.

The least expensive sold for $76,000 in Placid Lake Townhomes after 184 days on the market.

The average sales price a year earlier was $161,800 with 106 days on the market and a sales to list price ratio of 92% on 25 sales, a decrease of52%.

The month to month changes show an increase in the average sales price of 7% and an increase in the median sales price of 7%. Yet, there was a decrease in sales volume of 14% with a 1% decrease in the sales to list price ratio.

It should be noted that 6 properties that closed were new construction.

Sanford, Seminole County, FL – Market Sales Statistics for December ‘08

The following are the market sales statistics for Sanford, Seminole County, Florida for December 2008. Sanford is made up of the zip codes of 32773 & 32771. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active.

The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.

The sales to list price ratio is just that, you’re dividing the average sales price by the average list price and coming up with a percentage that tells you how much of the list price the average homes sold for.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Also, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood, may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

38 homes sold during the month of December.

The average sales price is $287,232 with 164 days on the market.

The median sales price is $160,450.

The sales to list price ratio is 92%.

The most expensive home sold for $2.2M in the Lake Markham Preserve and was new construction.

The least expensive home sold for $23,500 in Ginderville Heights after 69 days on the market.

The average sales price for the same period a year earlier was $253,552 with 195 days on the market and a sales to list price ratio of 94% on 37 sales, an increase of 2.7%.

The month to month changes show an increase in the average sales price of 27.3% and a decrease in the median sales price of 5.6%. There was also an increase in sales volume of 52% with a 5% decrease in the sales to list price ratio.

Condos, Townhomes & Villas

11 homes sold

The average sales price was $139,099 with 120 days on the market.

The median sales price was $151,935.

The sales to list price ratio is 94%.

The most expensive townhome sold for $254,465 in Terracina at Lake Forest and was new construction.

The least expensive sold for $88,500 in El Ad Arbor Lakes Condo after 116 days on the market.

The average sales price a year earlier was $186,840 with 139 days on the market and a sales to list price ratio of 97% on 16 sales, a decrease of 31.2%.

The month to month changes show a decrease in the average sales price of 5.5% and a decrease in the median sales price of 11.1%. Yet, there was no change in sales volume with a 2% increase in the sales to list price ratio.

It should be noted that 8 properties that closed are new construction.

The most expensive home sold for $395,000 in Lake Forest and was on the market 64 days.

The least expensive home sold for $46,700 in Seminole Park after 103 days on the market.

The average sales price for the same period a year earlier was $303,985 with 132 days on the market and a sales to list price ratio of 92% on 25 sales, an increase of 24%.

The month to month changes show a decrease in the average sales price of 22.6% and a decrease in the median sales price of 11.9%. There was also a decrease in sales volume of 42.6% with a 1% increase in the sales to list price ratio.

Condos, Townhomes & Villas

5 homes sold

The average sales price was $122,869 with 108 days on the market.

The median sales price was $105,000.

The sales to list price ratio is 90%.

The most expensive townhome sold for $189,945 in Savannah Park at Heathrow and was new construction.

The least expensive sold for $82,500 in Placid Lake Townhomes after 42 days on the market.

The average sales price a year earlier was $176,667 with 72 days on the market and a sales to list price ratio of 96% on 13 sales, a decrease of 61.6%.

The month to month changes show a decrease in the average sales price of 4.2% and a decrease in the median sales price of 14.3%. Yet, there was a decrease in sales volume of 50% with a 4% decrease in the sales to list price ratio.
