The following are the market sales statistics for Maitland, Seminole and Orange Counties, Florida for June 2008. Maitland is made up of the zip code 32751. For purposes of this analysis we will be splitting the data according to single-family homes vs, condominiums, townhomes and villas.

The median sales price was $145,000.

The more expensive sold for $151,000 after 146 days on the market. It was a bank owned 3 bedroom, 2½ bath, 2-car garage condo conversion in 1583sf built in 2000 in a gated community. The community offers a pool, tennis courts, clubhouse and fitness with a monthly maintenance of $227 and a master association fee of $167.94.

The less expensive sold for $127,500 and was on the market for 164 days. It was a bank owned 3 bedroom, 2½ bath, 1-car garage townhome in 1486sf built in 1972 with a balcony off of the master. The community offers a pool with a maintenance of $2220 annually.
